Foreigners cannot directly own land in Cambodia. However, they can invest through structures like long-term leases (up to 50 years, renewable) or partnerships with Cambodian citizens. Another option is to buy property above the ground floor, like condos, under the 2010 Foreign Ownership Property Law, which allows foreign ownership of up to 70% of a building’s units above the ground floor.
